This month CP News will look at the issue of repairs, vendors and why things sometimes cost as much as they do.  Having a high standard in maintenance is one of the only ways to get and keep good tenants, which directly affects the peace of mind and the quality of service that an owner of a rental property receives

Repairs and upgrades are an ongoing part of maintaining a property, whether you are the owner living in a home or the owner of a rental house.  Keeping rental property well maintained is worth the investment. It helps you attract and keep better quality tenants, and in the long run may be less expensive. Putting off small repairs can sometimes lead to much bigger repairs than were originally necessary.

Some property management companies have their own service people, or ties to a group of vendors.  As a long term San Diego property management company, Chase Pacific does not have any allegiance to vendors, and we do not collect any service fee for making repair arrangements.  On behalf of the owners we represent, we have been successful at negotiating favorable pricing from many of the vendors we rely upon.  Any savings in maintenance costs are passed directly on to each property owner.

We are diligent in locating companies that provide quality service at a reasonable price for our owners and tenants with repeatedly good results. Naturally we go back to these vendors when everyone is happy with the outcome. Vendors are invited to submit their background and company specialty to us; we are always happy to add good people to our list.

It is important in today’s liability sensitive environment to work with vendors who are licensed, insured, and have the proper tax reporting identification.  The vendors who maintain insurance and meet license criteria for their industry sometimes charge a little more than their non-licensed counterparts who don’t maintain these standards.  But, it is for everyone’s protection that we strive to use vendors who comply with our high standards.  In the end, it is for everyone’s benefit!
