Chase Pacific News – April Newsletter

This month we are discussing the Carbon Monoxide Detector law which takes effect for residential property July, 2011.  Carbon monoxide poisoning is an odorless, colorless gas produced when fossil fuel is incompletely burned.  Poisoning from this gas is the leading cause of accidental death in the United States.

Carbon Monoxide detection devices are an inexpensive and effective way to reduce these deaths therefore California enacted a law in 2010 to enforce the installation of the detectors by July 1st of this year.  The installation of CO detectors is a requirement that will need to be completed in all residences that burn fossil fuels (gas) by no later than 6/30/11.

As a team, we have researched and discussed ways to adhere to the law while keeping the costs of installation as low as possible.   For your benefit, a bulk price was negotiated with a reliable installation technician.  Only one device is required for single level residences.  Additional devices are required (one per level) for multi-level residences.  The detectors will be individual, battery operated CO units, not a combination smoke detector/CO detector. Current smoke detectors at each residence will not be impacted.  In most cases, they will be placed outside the sleeping areas, or as recommended by manufacture directions. The price we have negotiated per residence is $49 for one C/O unit, $79 for two C/O units and $99 for three C/O units.  These prices include the service call, installation, the CO unit and tax.  You will see this amount deducted from an upcoming owner statement once they are installed into your rental home.

In order to meet the June 30th deadline, installations will begin soon. If your property has recently been vacant we likely took care of this for you already.  If you did it yourself, let us know.
